In 2014, in Bucharest, three quarters of the companies leased offices in the North: 59% of the leased office areas are situated in the Central-North and 17% in the Northern area, shows a survey made by ESOP based on the data collected by the forum of leading real estate consulting companies. Far behind, the third position is occupied by the inner city and Central-West area, each with 8% of the total transactions.
“New buildings with very large surfaces delivered in 2014 or in course of construction in the North have been the most appealing to the new tenants, due to the proximity of the subway, of the residential area for the expats, of the new mall and the higher quality of the projects. According to our estimates, this area will occupy the top position also in 2015, in terms of total volume of leased areas”, declared Alexandru Petrescu, Managing Partner ESOP Consulting l CORFAC International.
The headliners among the buildings preferred by the tenants in 2014 were Sky Tower, the tallest building in Romania, situated in the Barbu V?c?rescu Central-North area, with 11 lease contracts signed in 2014, two of which were signed through ESOP, Hermes Business Campus, from the Dimitrie Pompeiu area, chosen by ten tenants, with a total leased area of more than 14,000 sqm, Ethos House, with six new customers and the business parks chosen by the multinational companies, for the purpose of gathering their own employees under the same roof - Globalworth Campus (TELEKOM, 25,000 sqm), North Gate (Renault, 20,000 sqm), Bucharest One (Vodafone, 16,000 sqm) and Green Court (Orange, 13,700 sqm).
“We estimate that, in 2015 and 2016, besides the transactions signed in the Northern area, the transactions signed in the Central-West will also increase in terms of number and leased surfaces, several projects with a total area of more than 100,000 sqm having been announced in this latter area, such as Sema Park, Afi Business Parc, Orhideea Towers”, declared Alexandru Petrescu, Managing Partner ESOP Consulting l CORFAC International.
